Frisco Texas Has Another AMAZING New Home Community!

Today, we're diving back into the city of Frisco, Texas. What's up, everybody? In today's video, we are diving deep into another one of the popular communities here in Frisco. When people are relocating to the Dallas, Texas area, Frisco is always the number one place that comes up. Obviously, Dallas is a really big place, but Frisco is growing by leaps and bounds. Frisco is super popular for a million different reasons. Today, we want to highlight another one of the popular communities in the city of Frisco, especially if you are interested in the possibility of new construction.

The Grove Community Overview

This community is The Grove, and another reason why people love living there is because of its location, which we will get into in just a minute. The Grove is 735 acres of a master-planned community. It has 75 acres of green space within it and over 8 miles of trails all throughout the community. So, while you are in the middle of the city, you still have those options of green space and nature and lots of ways to get outside and enjoy nature.

It is also a fantastic community with lots and lots of amenities, which is another reason why people are looking into master-planned communities. They have their own fitness facility and cafe, which is an absolutely gorgeous area.

It has what is called The Orchard House, which is their community center right there within the community.

It's another great reason to have the heart of the community right there in the center of it. There are two resort-style pools and a waterfall edge, and truly, if you are out there, it's like being in a resort. They even have a little splash pad area for the little ones. They also have pickleball courts, a fantastic little hammock park, and tons and tons of parks all throughout the community.

Future Developments and Construction Phases

Now, because the community is still growing, there are more parks and more amenities still to come. They are actually going to be putting in a big lake with a dock, and you can take your little kids out there and go fishing. Lots of great reasons to live out there! Currently, they're building Phase 8, and the community will be completely built out once they finish Phase 10. It's getting closer, but this gives you a heads-up on the building and new construction within The Grove.

Location and Accessibility

Now, let's get into a little bit more about The Grove. First up, let's talk about location. When people are moving here, Frisco is a really big place. The community of The Grove is on the furthest east side of Frisco. It borders Custer Road on the east side and Main Street on the north side. More importantly, it's only about 2 miles north of the 121 freeway and the Four Corners, where the cities of McKinney, Frisco, Plano, and Allen all come together. It's a fantastic community to live in if you might be commuting to one of these areas or maybe even to downtown Dallas. Maybe you don't want to be all the way on the far north side of Frisco but still want new construction and the convenience of being able to get to many fantastic areas in the Dallas metro area. Being close to the Four Corners is great if you work in McKinney, Allen, or Plano. The community of The Grove is fantastic for that particular reason.

Housing and Construction Details

Now, when we talk about housing, they are currently building Phase 8, and The Grove opened up back in 2018. Here we are in 2024, depending on when you are watching this video. It's been open for about 6 years, so these are newer homes, but you still have the option of new construction in that community. With all of the green space in The Grove, another great bonus is that many homes back up to some of the beautiful parks and walking trails, and of course, the gorgeous trees we have in the Dallas, Texas area. It's just a great place to be one with nature. You have those opportunities depending on which lot you choose. Even if your lot doesn't back up to the green space, there are still many great reasons to enjoy the community you're living in.

Lot Sizes and Price Ranges

Another great reason for this community is that there are some larger lot sizes on the homes being built in The Grove. This gives you room to maybe build your own backyard swimming pool if you don't necessarily want to use the community pool. Having those larger lots gives you more room to spread out, which some people enjoy. It provides you with the space you may want because of the larger lot sizes. The current listings in The Grove are from about $500,000 to about $1.3 million. There are also townhomes in The Grove, with sizes ranging from around 1,800 square feet to over 4,400 square feet.

Builders in The Grove

There are four particular builders in The Grove: CB Jeni, Shaddock Homes, American Legend Homes, and Highland Homes. CB Jeni offers townhomes, starting in the low $600,000 range and ranging from around 2,200 to over 2,500 square feet. Shaddock Homes start in the low $600,000 range up to about $750,000, with homes from about 1,700 to over 3,000 square feet. American Legend Homes range from around 1,660 to over 4,000 square feet, with 40-foot, 55-foot, and 65-foot lots.

Highland Homes Luxury

One builder to feature is Highland Homes, which gets a lot of credit in the Dallas-Fort Worth area for having a great product. Highland Homes are currently building on 74-foot lots, with home prices starting at about $1.2 million. These homes offer single-level and two-story options, giving you plenty of room to expand and breathe. The 608 plan by Highland Homes is a popular model, with options for four to five bedrooms, two office or study areas, an extra courtyard, and outdoor fireplaces. This model starts at 4,100 square feet and includes three or four bath options, an in-law suite, and a three-car garage. It's a stunning and versatile model if you have a higher budget.

HOA Fees and Inclusions

Regarding the HOA, there are different fees for townhomes and single-family homes in The Grove. Townhomes have an HOA fee of around $367 per month, while single-family homes have a fee of around $612 quarterly. The HOA dues for single-family homes cover front yard maintenance, ensuring that the front yards always look nice, as the community HOA takes care of it.

Moving on from the HOA, let's talk about schools. If you're moving to The Grove, you'll be in Frisco ISD, and Liberty High School is right outside The Grove community.

When we toured the neighborhood with some clients, we saw high school students walking home through the paths from the high school to The Grove. This is great if you don't want to buy your high schooler a car yet—they can just walk home. Frisco ISD is another reason why many people move to this area.
